An overdraft-linked home loan, sold under names like home saver or SBI MaxGain, lets you park spare money in the loan account and cut interest every day it sits there, while still being able to take it out. To get the benefit and avoid surprises, check every month that the drawing power fell by the principal part of your EMI, that interest was charged only on drawing power minus your parked balance, and that withdrawals were what you intended. Fifteen minutes with the monthly statement is enough.

This guide explains the mechanics, a worked interest calculation, a monthly tracking checklist and the tax angle. Rates, charges and features are as of October 2026 and vary by bank; confirm them in your sanction letter.

How the product works

The bank sanctions the home loan as an overdraft account linked to your home loan. Three numbers matter:

Term Meaning How it changes
Drawing power (DP) Maximum you can owe on the account; effectively the scheduled principal outstanding Reduced each month by the principal part of the EMI
Available balance (surplus) Money you have parked, which you can withdraw Rises when you deposit, falls when you withdraw
Book balance What you actually owe: DP minus your surplus Interest is charged on this, usually computed daily

SBI's MaxGain page describes the core rule: you pay EMIs as in a normal home loan, and the drawing power is reduced monthly to the extent of the principal component of the EMI. Other banks offer similar home-saver or overdraft variants; features differ, so read the product terms.

The EMI does not fall when you park money. Instead, the interest debited is lower, so a larger part of each EMI goes to principal and the loan is cleared faster, as long as you do not withdraw the surplus.

Worked example: interest saved by parking ₹5 lakh

Neha has an overdraft home loan with ₹40 lakh drawing power at an illustrative 8.5% floating rate. Using a simple monthly approximation (banks compute daily, so actual figures differ slightly):

No surplus ₹5 lakh parked all month
Book balance ₹40,00,000 ₹35,00,000
Monthly interest (balance × 8.5% ÷ 12) ₹28,333 ₹24,792
Interest saved this month ₹3,541
Saved over 12 months (if parked all year) about ₹42,500

Compare with keeping the same ₹5 lakh in an FD at an illustrative 6.5%: interest of ₹32,500 a year, which is taxable at your slab rate. At 30%, tax is ₹9,750 before cess, leaving ₹22,750. The loan saving of ₹42,500 is not taxed because it is a cost avoided, not income. So the overdraft is worth roughly ₹19,750 more a year in this example, and the money remains withdrawable.

To see what a lump sum prepayment would do to your tenure instead, use the loan prepayment calculator; for the regular instalment, the EMI calculator.

How to check the interest every month

Download the overdraft account statement (not just the home loan summary) and check:

  1. Drawing power reduced correctly. New DP = last month's DP minus the principal part of the EMI per the amortisation schedule. If DP did not fall, the EMI may not have been credited or was adjusted wrongly.
  2. Interest computed on the book balance. For a rough check, take the average daily book balance for the month × rate × days ÷ 365. If you parked ₹5 lakh only from the 16th of a 30-day month, the saving is about half the full-month figure.
  3. Rate is the one in your sanction letter. Floating home loans are linked to an external benchmark such as the repo rate, with a spread, and reset at intervals set in your agreement. When the benchmark changes, check that the new rate applied from the reset date. See how repo rate changes affect your EMI.
  4. Withdrawals match your records. Every debit should be a withdrawal you made or an authorised charge. Report anything unknown to the bank immediately.
  5. No unexplained charges. Some banks charge for the overdraft feature, annual or renewal fees, or a slightly higher rate than a regular home loan. Charges must match the sanction letter and the bank's schedule.

A simple tracking sheet

Month DP (start) EMI principal DP (end) Average surplus Interest debited Expected interest Difference
Month 1 ₹40,00,000 from schedule

Fill it from the statement each month. A difference of a few rupees is rounding; a large or recurring difference is worth a written query.

Withdrawals: what to watch

  • Every withdrawal raises the interest from that day. Treat the surplus as an emergency fund that also earns, not as a spending account. See how much emergency fund you need.
  • Under-construction properties may carry restrictions on withdrawals until the loan is fully disbursed; check the terms.
  • The surplus does not earn interest and is not covered as a separate deposit; it simply reduces your debt.
  • If DP falls below what you have withdrawn, you can end up overdrawn and charged penal interest. Keep the book balance within DP.
  • Use the money for the purpose you can explain. Tax experts generally advise that interest on amounts re-borrowed and used for non-housing purposes may not qualify for the home loan interest deduction; keep records if you claim it.

The tax angle

Under the Income-tax Act, 2025, home loan interest is deductible under Section 22 (old Section 24(b)) and principal under Section 123 (old Section 80C) in the old regime, with the self-occupied interest deduction capped at ₹2 lakh a year. The new regime allows no interest deduction for a self-occupied home. See home loan tax benefits.

In Neha's case, annual interest on ₹40 lakh at 8.5% is about ₹3.4 lakh, well above the ₹2 lakh cap, so parking surplus lowers interest without reducing her deduction. If your interest is already below ₹2 lakh, each rupee of interest saved also reduces the deduction, so the net saving is a little smaller in the old regime.

Overdraft vs prepayment vs FD

Feature Overdraft parking Prepayment FD
Interest saved or earned Saves loan rate on parked money Saves loan rate permanently Earns FD rate, taxable
Access to money Withdraw any time, per terms Gone Premature withdrawal penalty
Tenure Shortens while surplus stays Shortens or EMI falls No effect
Cost May carry a higher rate or fees Usually no charge on floating loans None

On prepayment charges: RBI's Pre-payment Charges on Loans Directions, 2025 bar lenders from levying prepayment charges on floating-rate loans to individuals for non-business purposes, for loans sanctioned or renewed from 1 January 2026, and earlier RBI instructions had already barred foreclosure charges on floating-rate home loans to individuals. For the choice between lower EMI and shorter tenure after prepaying, see home loan prepayment: reduce EMI or tenure.

If something looks wrong

  1. Raise a written complaint with the branch or home loan service unit, with your tracking sheet.
  2. Escalate to the bank's grievance redressal officer and nodal officer.
  3. If there is no satisfactory reply within 30 days, file with the RBI Integrated Ombudsman at cms.rbi.org.in (helpline 14448).

Never share OTPs, card PINs or net-banking passwords to "update" a home loan account, and never pay EMIs or charges to a personal account.

Key takeaways

  • Interest is charged on drawing power minus your parked surplus, usually computed daily; the EMI stays fixed.
  • Drawing power should fall every month by the EMI's principal component; check it on the statement.
  • In the example, ₹5 lakh parked all year saves about ₹42,500, against about ₹22,750 after tax from an FD at 30% slab.
  • Withdrawals raise interest immediately; keep the surplus for emergencies, not spending.
  • Check the rate premium and charges against a regular home loan, and escalate errors to the bank, then cms.rbi.org.in after 30 days.

Frequently asked questions

How does an overdraft home loan save interest?

The loan is run as an overdraft account. Any surplus you park in it reduces the balance on which interest is charged, usually calculated daily. Your EMI stays the same, but more of it goes to principal, so the loan ends sooner or costs less.

Can I withdraw money parked in an overdraft home loan?

Yes, generally you can withdraw surplus up to the available balance at any time, through the account's cheque book, net banking or ATM card, subject to the bank's terms. Withdrawals raise the balance on which interest is charged again.

What is drawing power in a home loan overdraft?

Drawing power is the maximum you can owe on the account at a point in time. It starts at the sanctioned loan and the bank reduces it every month by the principal part of the EMI, so the overdraft reaches zero at the end of the tenure.

Is an overdraft home loan better than prepaying?

Interest saved is similar while the money is parked, but parked money stays available for emergencies, while a prepayment is gone for good. Overdraft products can carry a slightly higher rate or extra charges at some banks, so compare the total cost.

Does parking money in the home loan overdraft affect my tax deduction?

It lowers the interest you pay, so the interest you can claim falls too. In the old regime the self-occupied interest deduction is capped at ₹2 lakh a year under Section 22 (old Section 24(b)), so if your interest is well above that, parking surplus usually costs no tax benefit.
