PMAY Home Loan Subsidy 2026: PMAY-U 2.0 Eligibility, Apply
PMAY-U 2.0 home loan subsidy explained: who qualifies, how the ₹1.80 lakh interest subsidy is worked out, how to apply on the portal, and what can cancel it.

In this article
The Pradhan Mantri Awas Yojana-Urban 2.0 (PMAY-U 2.0) Interest Subsidy Scheme pays up to ₹1.80 lakh into the home loan account of an urban family earning up to ₹9 lakh a year that owns no pucca house. As of October 2026, the subsidy is 4% a year on the first ₹8 lakh of a loan of up to ₹25 lakh, for a house worth up to ₹35 lakh, with the loan sanctioned on or after 1 September 2024. You apply on the government's Unified Web Portal, not at the bank counter.
This guide focuses on the subsidy itself: whether you qualify, what it is actually worth on your loan, and the steps that decide whether the money arrives. For general loan paperwork, see our guide to home loan eligibility and documents.
What PMAY-U 2.0 is
PMAY-U 2.0 was approved in August 2024 to run for five years, from 2024 to 2029, by the Ministry of Housing and Urban Affairs (MoHUA). It has four verticals:
- Beneficiary-Led Construction (BLC): help to build on your own land
- Affordable Housing in Partnership (AHP): houses built by states and developers
- Affordable Rental Housing (ARH): rental homes for migrants and workers
- Interest Subsidy Scheme (ISS): a subsidy on home loans, which this article covers
ISS is a Central Sector Scheme, so the subsidy comes from the Centre through Central Nodal Agencies (CNAs). As of October 2026, the CNAs include the National Housing Bank (NHB), HUDCO and SBI. MoHUA has continued releasing advance subsidy funds to them in 2026. Banks and housing finance companies that have signed an agreement with a CNA are called Primary Lending Institutions (PLIs). Only a loan from a PLI qualifies.

A few definitions trip people up:
- Family means husband, wife and unmarried children. The official FAQs also count dependent parents. An earning unmarried adult can apply as a separate household, but must be the sole owner of the house and take the loan alone, or jointly with parents or siblings.
- Pucca house means an all-weather home with durable walls and roof. Owning a vacant plot does not disqualify you.
- Ownership in a woman's name. The house should be in the name of the female head of the household or jointly with her. A male-only name is allowed only when there is no adult woman in the family, or when the applicant is a widower, unmarried or separated. If you are planning ownership, our guide to a joint home loan covers the tax and repayment side.
- Aadhaar is required for every family member, including unmarried and minor children, because the portal uses it to check that no one in the family already owns a house or has taken a subsidy.
How much is the subsidy worth?
The subsidy is calculated as 4% a year on the first ₹8 lakh of the loan over a tenure of up to 12 years. The guidelines cap the actual release at ₹1.80 lakh, paid in five yearly instalments of up to ₹36,000 each. Each instalment is credited to your loan account and reduces the principal outstanding.
Points worth knowing:
- Bigger loans do not get more. A ₹25 lakh loan gets the same maximum subsidy as an ₹8 lakh loan.
- Smaller loans or shorter tenures get less. The amount is worked out pro rata. Roughly, a ₹6 lakh loan over 12 years would get about three-quarters of the maximum, around ₹1.35 lakh.
- Minimum tenure is 5 years. A loan shorter than that does not qualify.
- No processing fee on the eligible portion. PLIs may not charge processing fees, including hidden charges, on loans up to the eligible ₹8 lakh.
- The subsidy is not cash in hand. It lowers your outstanding principal, which then cuts either your EMI or your remaining tenure, depending on how your lender applies it.
Worked example: the subsidy on a ₹20 lakh loan (illustrative)
Meena and Suresh have a combined household income of ₹7.2 lakh, which puts them in the MIG band. They buy a ready flat for ₹30 lakh with a 55 sq m carpet area, in Meena's and Suresh's joint names. They take a ₹20 lakh loan at 8.5% for 20 years from a PLI.
| Item | Without subsidy | With PMAY-U 2.0 subsidy |
|---|---|---|
| Loan | ₹20,00,000 | ₹20,00,000 |
| EMI | ₹17,356 | ₹17,356 (kept the same) |
| Subsidy credits | Nil | ₹36,000 at the end of each of years 1 to 5 (₹1.80 lakh) |
| Months to repay | 240 | About 202 |
| Total interest paid | About ₹21.66 lakh | About ₹16.77 lakh |
Because each ₹36,000 credit cuts the principal early in the loan, interest stops building on that money for the rest of the term. Keeping the EMI unchanged, the loan ends about 38 months sooner and they pay roughly ₹4.9 lakh less interest, on top of the ₹1.80 lakh the government paid. The figures assume an unchanged 8.5% rate and timely credits, so they are illustrative. A floating rate will move, and the actual release dates depend on when the lender files claims. You can rerun the EMI side with your own numbers in our EMI calculator.
How to apply, step by step
The official FAQs are clear that you cannot apply for ISS only through the bank. You must register on the PMAY-U 2.0 Unified Web Portal (linked from pmay-urban.gov.in). Common Service Centres and your urban local body can help if you cannot do it online.
- Check eligibility first. On the portal, choose the option to apply for PMAY-U 2.0 and answer the eligibility questions: household income, no pucca house, no housing-scheme benefit in 20 years.
- Verify Aadhaar. Enter Aadhaar and your name as printed on it, and authenticate with an OTP. Keep Aadhaar numbers of all family members ready.
- Fill the application. Select the ISS vertical, enter family, income, address and property details, and give a self-declaration on the eligibility conditions.
- Name your lender. Pick your bank or housing finance company from the list of PLIs. You can change the selected PLI later if needed.
- Note your Application ID. You will use it, or your registered mobile number, to track status.
- Get the loan sanctioned and disbursed by that PLI with the usual documents: Aadhaar, PAN, address proof, income proof, property papers and, where your state requires it, an approved layout plan. The lender's own income assessment is treated as final for deciding your income category.
- Lender files the claim. The PLI must claim the first instalment within 30 days of disbursement. Later instalments are claimed once a year.
- Track the release on the portal or mobile app: registration, due diligence, claim approval, and the date and amount of each subsidy credit.
Register on the portal before your loan is disbursed, or as soon as possible. A delayed claim is the lender's responsibility under the FAQs, but in practice an early registration avoids disputes.
What can stop or reverse the subsidy
Each yearly instalment is released only if the conditions still hold at that time:
- The loan must be standard and live. No instalment is released while the account is a non-performing asset (NPA). If you regularise the account, the lender can claim the pending instalments.
- More than 50% of the principal must be outstanding. Heavy early prepayment can cost you later instalments. If you are weighing prepayment, see our guide on whether to prepay to reduce EMI or tenure and plan it after the fifth credit.
- House completion. For under-construction or self-built homes, the house must be complete, with geo-tagging done through the PMAY or Bhuvan app, before the fourth instalment.
- Five-year lock-in. You may not sell, transfer or rent out the house for five years from completion. If you do, the subsidy already credited has to be refunded.
- Early closure. If you close the loan early, credits already received are kept, but the remaining instalments are cancelled.
- One subsidy per property. If a previous owner took ISS on a resale house, you cannot claim it again on that property.
Common mistakes
- Assuming a loan sanctioned in mid-2024 qualifies. The cut-off is a loan sanctioned and disbursed on or after 1 September 2024, and a pre-cut-off loan revised later still does not count.
- Choosing a lender that is not a PLI. Ask the branch to confirm its CNA tie-up in writing.
- Under-declaring family members. Aadhaar checks cover the whole family. A spouse or child who already owns a pucca house disqualifies the application.
- Picking a flat by "super built-up" area. The 120 sq m limit is on carpet area, the usable floor area inside the walls.
- Forgetting the tax side. Home loan interest and principal deductions are separate from PMAY. See home loan tax benefits for what still works under each regime.
Key takeaways
- As of October 2026, PMAY-U 2.0 ISS gives 4% a year on the first ₹8 lakh of a home loan, capped at ₹1.80 lakh in five yearly credits.
- Eligibility: household income up to ₹9 lakh, no pucca house anywhere in India, no housing-scheme benefit in 20 years, loan up to ₹25 lakh, house value up to ₹35 lakh, carpet area up to 120 sq m.
- Only loans sanctioned and disbursed on or after 1 September 2024 from a PLI qualify.
- Apply on the Unified Web Portal with Aadhaar for every family member, then name your lender. The lender files the claim within 30 days of disbursement.
- Keep the loan regular, keep more than half the principal outstanding until the credits finish, and do not sell or rent out the house for five years.
- The example shows the subsidy can save several lakh in interest if the EMI is left unchanged, but treat all projections as illustrative.

How much subsidy will I get under PMAY-U 2.0?

Can I get PMAY subsidy on a ₹25 lakh home loan?
Yes, you can borrow up to ₹25 lakh and still qualify, but the subsidy is calculated only on the first ₹8 lakh. The rest of the loan is at your lender's normal rate.
Can I apply for PMAY-U 2.0 subsidy directly at the bank?
No. You must register your demand on the PMAY-U 2.0 Unified Web Portal and name your lender there. The lender, which must be a Primary Lending Institution tied up with a nodal agency, then files the claim.
Is my home loan from 2023 eligible for PMAY-U 2.0?
No. Only loans sanctioned and disbursed on or after 1 September 2024 qualify. Loans sanctioned before that date stay ineligible even if they are revised later.
Do I have to pay the subsidy back if I sell the house?
