Home Loan Prepayment Not Reflected? How to Fix It (2026)
Paid a home loan part-prepayment but the outstanding, EMI or tenure did not change? Reconcile receipt and statement, your RBI rights and where to complain.

In this article (7 sections)
"I paid ₹5 lakh towards my home loan last month, but the statement still shows the old outstanding, and my tenure has not changed." If this is you, the one-line fix is: send the lender a written request, with the payment UTR and the date, asking it to apply the amount to principal from the date of receipt, issue a revised repayment schedule, and refund any interest charged on money it already had. Most cases are processing errors, not lost money, and are fixed once you show proof.
This guide explains why prepayments go missing in statements, how to reconcile your receipt with the loan account, what RBI rules give you, and where to escalate. It is general information as of October 2026.
Why a prepayment does not show up
| What you see | Likely cause | What to ask for |
|---|---|---|
| Money debited from your bank, nothing in the loan account | Payment sent to a wrong or old loan account, or still in the lender's suspense account | Trace by UTR and credit to the right loan account |
| Credit shows as "excess", "advance EMI" or "unallocated" | Paid by NEFT/IMPS without a prepayment request | Apply to principal from date of receipt |
| Principal reduced, but on a later date | Applied on the next EMI date or month-end | Interest refund for the gap days |
| Principal reduced, tenure and EMI unchanged on the statement | Revised schedule not generated yet | Fresh amortisation schedule |
| EMI reduced when you wanted tenure reduced (or the reverse) | Default option applied | Rework as per your written request |
| Prepayment charge debited | Fixed-rate loan, or an error on a floating-rate loan | Reversal if your loan is covered by RBI's no-charge rule |
Your rights under RBI rules
- No prepayment charges on floating-rate loans to individuals. Lenders cannot levy foreclosure or prepayment charges on floating-rate term loans to individuals for non-business purposes, which covers most home loans. The Reserve Bank of India (Pre-payment Charges on Loans) Directions, 2025, apply to loans sanctioned or renewed on or after 1 January 2026. They extend this to floating-rate business loans to individuals and micro and small enterprises at most lenders, with no minimum lock-in period and regardless of the source of funds. For fixed-rate loans, charges must be disclosed in the sanction letter, agreement and Key Facts Statement.
- Interest only for the days money is outstanding. In its April 2024 circular on the Fair Practices Code (charging of interest), RBI flagged lenders that charged interest for the whole month when a loan was repaid mid-month, or collected instalments in advance but still charged interest on the full amount. It asked lenders to refund such excess interest and correct their systems. If your prepayment sat as "advance" while interest ran on the full principal, cite this circular.
- Statements and options on floating-rate loans. RBI's August 2023 circular on resetting floating interest rates on EMI loans requires lenders to let borrowers prepay in part or full at any point during the tenure and to share a quarterly statement showing principal and interest recovered, EMI amount, remaining EMIs and the annualised interest rate.
- Grievance redressal. Lenders must acknowledge complaints, resolve them within 30 days, and tell you how to escalate.
Step by step: fixing it
First day
- Collect proof: bank statement line showing the debit, the UTR or transaction reference, the date and time, and the lender's receipt or acknowledgement if you have one.
- Download the loan account statement and the current repayment schedule from the lender's app or website.
- Check the basics: loan account number used, amount, and whether the credit appears anywhere, including as "excess" or "advance".
Within the first week
- Raise a written complaint through the lender's app, email or branch (template below). Ask for: credit to principal from the date of receipt, a revised repayment schedule, your chosen option (reduce tenure or EMI), reversal of any wrong charge, and a refund of extra interest.
- Take a complaint reference number and note the date. The 30-day clock for escalation starts here.
- For future prepayments, use the lender's prepayment option in the app or a signed prepayment request at the branch, so the payment is tagged correctly.
If unresolved after 30 days, or the reply is unsatisfactory
- Escalate to the lender's grievance redressal officer and then the nodal or principal nodal officer; their names and contacts are on the lender's website.
- Banks and NBFCs: complain to the RBI Ombudsman at cms.rbi.org.in (helpline 14448). Under the Reserve Bank – Integrated Ombudsman Scheme, 2026, you can file if the lender does not reply within 30 days or you are unhappy with its reply, and must file within 90 days of that timeline expiring or of the lender's last reply, whichever is later.
- Housing finance companies: these are excluded from the RBI Ombudsman scheme. Complain to the National Housing Bank through its GRIDS portal (grids.nhbonline.org.in) if the HFC does not reply within a month or you are dissatisfied.
See bank not resolving complaint for how to write an escalation.
Worked example: what the delay costs, and what you save
You have a floating-rate home loan with ₹40,00,000 outstanding at 8.5% and 180 months left. The EMI is about ₹39,390.
You prepay ₹5,00,000 on 10 March, but the lender parks it as "excess" and applies it on 30 March.
- Extra interest for 20 days on ₹5,00,000 = ₹5,00,000 × 8.5% × 20 ÷ 365 ≈ ₹2,329. Ask for this to be refunded or adjusted.
- If the money stayed unallocated for a full year, the extra interest would be about ₹5,00,000 × 8.5% = ₹42,500, which shows why you should not let it sit.
Once correctly applied with the EMI unchanged:
| Before prepayment | After prepayment (EMI same) | |
|---|---|---|
| Outstanding principal | ₹40,00,000 | ₹35,00,000 |
| EMI | ₹39,390 | ₹39,390 |
| Remaining tenure | 180 months | about 141 months |
| Total interest still to pay (approx.) | ₹30.9 lakh | ₹20.4 lakh |
The tenure falls by about 39 months and the interest still payable by roughly ₹10.5 lakh (illustrative; actual figures depend on the lender's method and future rate changes). Compare your revised schedule with the loan prepayment calculator. If the schedule the lender sends is far off, ask how it was computed. For choosing between lower EMI and shorter tenure, see home loan prepayment: reduce EMI or tenure.
If the interest rate changed around the same time and your EMI or tenure still looks wrong, the issue may be the reset itself; see EMI not reduced after rate cut.

reducing my principal [or: shows it as excess/advance].
Please:
1. Apply ₹[amount] to principal with effect from [date of receipt].
2. Reduce my [tenure/EMI] as requested and send a revised repayment schedule.
3. Refund or adjust interest charged on this amount after [date], as per

What not to do
- Do not pay the prepayment again to "push it through". Trace the first payment by UTR.
- Do not pay to a personal account or a UPI ID given by anyone claiming to be from the lender. Pay only into the loan account or the lender's official channels.
- Do not share OTPs, PINs or net-banking passwords with "customer care" numbers found online. Use the contacts on the lender's own website or app.
- Do not accept a verbal assurance. Get the revised schedule in writing.
- Do not let the escalation deadline lapse; file with the RBI Ombudsman or NHB within the time limits.
Key takeaways
- Most "missing" prepayments are tagging or timing errors; the UTR and your bank statement are your proof.
- Ask for credit to principal from the date of receipt, a revised schedule and refund of extra interest.
- No prepayment charges on floating-rate home loans to individuals; RBI's 2025 directions widen this for loans from 1 January 2026.
- Escalate after 30 days: RBI Ombudsman (cms.rbi.org.in) for banks and NBFCs, NHB GRIDS for housing finance companies.
- Use the lender's official prepayment option next time so the payment is tagged correctly.
Frequently asked questions
How long does it take for a home loan prepayment to reflect?
Many lenders update the principal within a few working days of receiving a correctly marked prepayment, and the revised schedule may follow later. If it is not reflected after a week or two, raise a written complaint with the payment UTR and ask for a revised repayment schedule.
Why is my prepayment shown as an excess or unallocated amount?
Payments sent by NEFT or IMPS without a prepayment request are sometimes parked as advance EMI or excess credit instead of reducing principal. Ask the lender in writing to apply it to principal from the date of receipt and to refund any extra interest charged.
Are there charges on home loan prepayment?
Lenders cannot charge prepayment or foreclosure charges on floating-rate loans to individuals for non-business purposes. For loans sanctioned or renewed from 1 January 2026, RBI's Pre-payment Charges Directions also remove charges on floating-rate business loans to individuals and micro and small enterprises at most lenders, without any lock-in.
Will my EMI or tenure reduce after prepayment?
It depends on the option you choose and the lender's policy. Most lenders keep the EMI and reduce the tenure by default; some let you reduce the EMI instead. Ask for your choice in the prepayment request and check the revised schedule.
Where can I complain if the lender does not fix it?
Complain first to the lender's grievance redressal officer and then the nodal or principal nodal officer. If a bank or covered NBFC does not resolve it in 30 days, complain to the RBI Ombudsman at cms.rbi.org.in. For housing finance companies, which the RBI scheme excludes, use the National Housing Bank's GRIDS portal.
