Housing Subsidy Pending? How to Follow Up With Bank
PMAY housing subsidy pending in 2026? Find out who holds it (bank, nodal agency or housing authority), how to check status, what to fix and where to complain.

In this article
If your housing subsidy is "pending", the first job is to find out who is holding it. Under the PMAY-U 2.0 home loan interest subsidy, your bank or housing finance company files the claim and credits the money, after the government releases funds through a central nodal agency. Under the grant verticals (Beneficiary-Led Construction and Affordable Housing in Partnership), it is your urban local body or state housing agency. Once you know which office has the file, a written follow-up with your application ID usually gets an answer.
This guide covers the follow-up process as of October 2026: what each stage means, what you need, what to fix, and where to complain. For the subsidy rules themselves, read our PMAY-U 2.0 home loan subsidy guide.
Who this applies to
- Home loan borrowers under the PMAY-U 2.0 Interest Subsidy Scheme (ISS), whose subsidy instalment has not reached the loan account.
- Families sanctioned a house under PMAY-U 2.0 BLC or AHP, whose grant instalment is stuck.
- Rural families waiting for a PMAY-Gramin instalment (see our PMAY Gramin guide; the process is run by the block office).
- Borrowers still chasing an old CLSS claim. That scheme closed to new loans in 2021-22, so only old pending claims or recoveries remain.
How the money flows (as of October 2026)
| Scheme | Who you deal with | Who releases the money | Where it lands |
|---|---|---|---|
| PMAY-U 2.0 ISS (home loan subsidy) | Your lender (a Primary Lending Institution, PLI) | MoHUA through a Central Nodal Agency (NHB, HUDCO or SBI) to the PLI | Your home loan account, in up to 5 yearly instalments |
| PMAY-U 2.0 BLC (build on own land) | Urban local body (ULB) / state housing agency | Centre and state share, in stages | Your Aadhaar-linked bank account |
| PMAY-U 2.0 AHP (affordable housing project) | State or ULB agency running the project | Centre and state share to the project | Adjusted in the house price |
| PMAY-G (rural) | Gram Panchayat / Block Development Office | Centre and state share, in stages | Your Aadhaar-linked bank account |
Under ISS, the official scheme page says the subsidy is released in five yearly instalments through DBT into the loan account, provided the loan is active and more than 50% of the principal is still outstanding at the time of release. The total is capped at ₹1.80 lakh. The lender must claim the first instalment within 30 days of disbursement.
What can hold up the subsidy
| Reason | Where it sits | Fix |
|---|---|---|
| Lender has not filed the claim | Bank / HFC | Written request to the PMAY cell with your application ID |
| Claim filed, funds not yet received from the nodal agency | CNA / MoHUA | Wait, but ask the lender for the claim date and reference |
| Loan overdue or NPA | Bank | Clear the overdue amount; ask the lender to re-claim |
| More than 50% principal repaid | Bank | Later instalments lapse; not fixable |
| Geo-tag of the house missing (construction cases, before each instalment; completed house before the 4th) | Bank / you | Complete geo-tagging through the lender |
| Aadhaar mismatch for a family member, or a family member already owns a pucca house | Portal / ULB | Correct the data; a genuine ownership conflict makes you ineligible |
| Loan sanctioned before 1 September 2024 | Bank | Not eligible under PMAY-U 2.0 |
| BLC stage not verified | ULB | Request the stage inspection and geo-tag |
Documents to keep ready
- PMAY-U 2.0 application ID (from the Unified Web Portal) or PMAY-G registration number
- Loan sanction letter, loan account number and disbursement dates
- Aadhaar of all family members as entered on the portal
- Latest loan statement showing whether any subsidy was credited
- For construction: building plan approval, stage photos, completion or occupancy certificate
- Income self-declaration or affidavit submitted at the time of application
- Copies of every letter, email and complaint number
Step-by-step follow-up
Step 1: Check status on the portal
Log in to the PMAY-U 2.0 portal (via pmay-urban.gov.in) with your application ID or registered mobile number. Look at the stage: registered, due diligence, claim submitted, claim approved, subsidy released. Download or screenshot the status.
Step 2: Ask your lender in writing (ISS)
Write to the lender's home loan or PMAY cell, not just the branch counter. Ask four questions: has the claim been filed, on what date, what is the claim status with the nodal agency, and has any amount been received but not credited? The PLI user manual makes the lender responsible for crediting the subsidy into your loan account once funds reach it.
Step 3: Fix anything on your side
Clear overdue EMIs, complete the geo-tag, correct Aadhaar or name mismatches, and submit the completion certificate if your house was under construction.
Step 4: Follow up with the ULB or housing agency (BLC, AHP)
Visit the PMAY cell of your municipal corporation or council with your application ID. Ask for the stage, the date of the last geo-tag and the reason for the hold. Give a written application and take a stamped receipt.
Step 5: Escalate
If nothing moves after 30 days, escalate as below.
Worked example: what a delay costs you
Priya's ₹36,000 ISS instalment for year 2 reaches her loan account 12 months late. Her loan rate is 8.5%. Interest on that ₹36,000 for the extra year is about 36,000 × 8.5% = ₹3,060. The subsidy itself is not lost if the conditions still hold, but she pays interest she would otherwise have saved. If, in that year, she had prepaid enough to bring the outstanding principal below 50% of the loan, the instalment would lapse altogether. Keep prepayments modest until all five credits have come. You can see how a principal reduction changes the EMI or tenure in the EMI calculator.
How to complain
- Lender grievance cell: for ISS problems that sit with the bank or HFC. Note the complaint number.
- RBI Integrated Ombudsman (cms.rbi.org.in): if a bank, NBFC or HFC does not reply within 30 days or rejects your complaint without a good reason, for example by not filing a claim or not crediting money already received. See bank not resolving your complaint.
- MoHUA PMAY-U helpdesk: the official ISS page lists phone numbers 011-23060484, 011-23063620, 011-23063567 and 011-23061827, and the email pmayumis-support[at]gov[dot]in.
- CPGRAMS (pgportal.gov.in): file against the Ministry of Housing and Urban Affairs (urban) or the Ministry of Rural Development (rural), or your state housing department.

Beware of fake "subsidy release" agents
There is no fee to register on the PMAY portal or to get a subsidy released. Callers or websites that ask for money to "approve" or "speed up" your subsidy are not part of the scheme. Use only government portals ending in gov.in and your lender. If you lose money, report it at cybercrime.gov.in or call 1930; our cyber fraud money recovery guide explains the next steps.
Key takeaways
- Find out who holds your subsidy: the lender for the home loan subsidy, the ULB or state agency for BLC/AHP, and the block office for PMAY-G.
- PMAY-U 2.0 ISS is paid in up to five yearly instalments into the loan account, only while the loan is active and more than 50% principal is outstanding.
- Keep EMIs regular, finish geo-tagging and fix Aadhaar mismatches; these are the most common holds you can fix yourself.
- Escalate in writing: lender, then RBI Ombudsman for bank failures, and CPGRAMS or the MoHUA helpdesk for government-side delays.
- Never pay agents. All rules here are as of October 2026.
Frequently asked questions
Why is my PMAY subsidy not credited to my home loan account?
Common reasons are that the lender has not filed the claim, the claim is waiting for funds from the central nodal agency, the loan is overdue or an NPA, more than half the principal has been repaid, a geo-tag of the house is missing, or Aadhaar details of a family member do not match. Ask your lender which of these applies.
How long does the PMAY-U 2.0 subsidy take to come?
Under PMAY-U 2.0, the lender is expected to claim the first instalment within 30 days of loan disbursement, and later instalments once a year. The money reaches your loan account only after the ministry releases funds through the nodal agency, so allow a few months after the claim before escalating.
Who should I contact if my PMAY subsidy is pending?
For the home loan interest subsidy, start with your bank or housing finance company, since it files the claim and credits the money. For Beneficiary-Led Construction or Affordable Housing in Partnership, contact your urban local body or state housing agency. For PMAY-Gramin, contact the Block Development Office.
Can I complain to the RBI if the bank does not credit my PMAY subsidy?
Yes, if the problem is the bank's service, such as not filing the claim or not crediting money it has received. Complain to the bank first; if there is no reply in 30 days, file on cms.rbi.org.in. If the delay is on the government side, use CPGRAMS instead.
Is the old PMAY CLSS subsidy still available?
No. The old Credit Linked Subsidy Scheme closed to new loans in 2021-22. PMAY-U 2.0, approved in 2024, replaced it with the Interest Subsidy Scheme for loans sanctioned on or after 1 September 2024.
Do I need to pay anyone to release my PMAY subsidy?
No. There is no fee to register or to get a subsidy released. Anyone asking for money to speed up a PMAY payment is not authorised; report them to your urban local body, bank or CPGRAMS, and to cybercrime.gov.in or 1930 if you lose money.
