Loan Closure Checklist: NOC, Auto-Debit and CIBIL Update
Loan closure checklist for 2026: get the NOC, collect documents in 30 days, cancel NACH auto-debit, remove RC hypothecation and confirm CIBIL shows closed.

In this article
Closing a loan is not finished when you pay the last rupee. You still need four things: a no-dues certificate (NOC), your original documents back, the EMI auto-debit cancelled, and your credit report updated to "closed". Under RBI rules, lenders must return property documents within 30 days of full repayment or pay ₹5,000 per day of delay. This checklist, verified as of October 2026, walks through each step and what to do if a lender drags its feet.
Who this checklist applies to
Anyone closing a loan with a bank, NBFC, housing finance company or co-operative bank, whether at the end of the tenure or by foreclosing early:
- Home loans and loans against property: original sale deed, title chain and mortgage release matter most.
- Car and two-wheeler loans: hypothecation must be removed from the RC.
- Personal loans and consumer durable loans: the NOC, mandate cancellation and credit report matter most.
- Gold loans: the gold must be returned; see gold not returned after gold loan repayment.
- Settled loans: a settlement is not a closure. Read loan settlement vs closure before you agree to one.
What you are entitled to: your rights at closure
| Item | Rule (as of October 2026) | Source |
|---|---|---|
| Return of original movable or immovable documents | Within 30 days of full repayment or settlement, from the branch where the loan was serviced or another branch with the documents, as you choose | RBI directions on release of documents, effective 1 December 2023 |
| Removal of charges with registries | Within the same 30 days | Same directions |
| Compensation for lender-caused delay | ₹5,000 per day beyond 30 days | Same directions |
| Lost or damaged documents | Lender helps get certified copies and bears the cost; 30 more days allowed (compensation after 60 days) | Same directions |
| Prepayment charge on floating-rate loans to individuals (non-business) | Not allowed for loans sanctioned or renewed from 1 January 2026 | RBI Pre-payment Charges on Loans Directions, 2025 |
| Credit bureau reporting | Lenders report weekly from 1 July 2026 | RBI Credit Information Reporting Directions (amended) |
| Unresolved credit report complaint | ₹100 per day after 30 days | RBI compensation framework for credit information companies |
The sanction letters for loans taken after December 2023 must also mention the timeline and place for returning documents.
The loan closure checklist
Before the final payment
- Ask for a foreclosure or closure statement in writing. It should list principal outstanding, interest up to the closure date, any charges and the exact amount payable. Check whether a foreclosure charge applies.
- Pay by a traceable method (net banking, NEFT/RTGS, cheque to the lender's account) and keep the receipt.
- Pay small leftovers. Broken-period interest, a late fee or a bounced-EMI charge can keep an account open with a balance of a few hundred rupees.
Within a week of closing
- Collect the NOC / no-dues certificate. It should state your name, loan account number, closure date and "nil outstanding".
- Get the final statement of account showing a zero balance.
- Cancel the auto-debit. Write to the lender asking it to cancel the NACH or e-mandate, and also cancel it through your bank's net banking (look under "mandates" or "e-NACH") or at the branch. For UPI AutoPay mandates, follow our guide to cancelling UPI AutoPay mandates. Ask for any unused security or post-dated cheques back, or written confirmation they have been destroyed.
- Ask for a refund of any extra EMI debited after closure.
Within 30 days
- Collect original documents. For a home loan, check every page against the list of documents deposited at the time of the loan. You choose whether to collect from the servicing branch or another branch that holds them.
- Make sure charges are released. For mortgages registered with the sub-registrar, a release or reconveyance deed may be needed under your state's process. Lenders must also clear charges recorded with registries such as CERSAI within the 30-day window.
- Remove hypothecation from the RC for vehicle loans. Apply on the Parivahan Vahan portal under hypothecation termination with the lender's NOC and Form 35. Fees and whether the RTO needs a physical visit vary by state, and NOCs are often treated as valid for about 90 days, so do not delay.
After 30 to 45 days
- Check your credit report. The loan should show as "Closed" with zero balance, not "Settled". If it does not, follow loan closed but CIBIL not updated.
- Store the NOC permanently, on paper and digitally. You may need it years later for a home loan, a property sale or a credit report dispute.
Documents to collect, by loan type
| Loan type | Collect |
|---|---|
| Home loan / LAP | NOC, final statement, original sale deed and title chain, allotment letter, possession letter, any share certificate, release deed if required, list of documents returned |
| Car / two-wheeler | NOC, Form 35 signed by the lender, final statement, updated RC after hypothecation removal |
| Personal / consumer loan | NOC, final statement, mandate cancellation confirmation |
| Gold loan | Gold returned with weight and items checked against the pledge receipt |
Worked example: what the final payment includes
Rahul has a fixed-rate personal loan of 10.5% with ₹2,40,000 principal outstanding. His last EMI was paid 18 days before the day he wants to close. His loan agreement allows a 2% foreclosure charge plus 18% GST (an illustrative figure; yours may differ).
| Item | Calculation | Amount |
|---|---|---|
| Principal outstanding | ₹2,40,000 | |
| Broken-period interest | ₹2,40,000 × 10.5% × 18 / 365 | ₹1,243 |
| Foreclosure charge | 2% × ₹2,40,000 | ₹4,800 |
| GST on charge | 18% × ₹4,800 | ₹864 |
| Total to close | ₹2,46,907 |
If the same loan had a floating rate and was sanctioned on or after 1 January 2026, the ₹5,664 charge and GST would not apply under RBI's rules. Run the numbers on early closure with the loan prepayment calculator, and see whether early closure affects your score in does closing a loan early affect CIBIL.
Tracking the closure
- Lender: use the complaint or service request number in the app to track NOC and document requests.
- Bank mandate: check that the mandate status shows "cancelled" or "revoked" in net banking.
- RTO: track the hypothecation removal application on the Vahan portal using the application number.
- Credit bureau: check your report on CIBIL, Experian, Equifax or CRIF after a month.
Common problems and fixes
| Problem | Fix |
|---|---|
| EMI debited after closure | Ask the lender for an immediate refund and mandate cancellation; dispute the debit with your bank |
| Documents not returned in 30 days | Write to the lender citing RBI's directions and claim ₹5,000 per day of lender-caused delay |
| Lender says documents are lost | It must help you get certified copies at its cost and pay compensation after 60 days |
| NOC not issued because of a small balance | Ask for the exact dues breakdown, pay it and request the NOC again |
| Credit report still shows "active" | Raise a free dispute with the bureau with the NOC attached |
| RTO rejects hypothecation removal | Check the NOC is within validity and names match the RC; ask the lender for a fresh NOC if expired |

How long can a bank keep my property papers after loan closure?

How do I stop the EMI auto-debit after closing a loan?
