PMAY Gramin 2026: Eligibility, ₹1.20 Lakh Aid, How to Apply
PM Awas Yojana Gramin in 2026: who qualifies, the ₹1.20-1.30 lakh grant, toilet and wage support, the Awaas+ survey, instalments and how to complain.

In this article
Pradhan Mantri Awaas Yojana-Gramin (PMAY-G) gives a rural family without a pucca house ₹1.20 lakh (plain areas) or ₹1.30 lakh (North Eastern and hill states/UTs) to build a pucca house, plus ₹12,000 for a toilet and 90-95 days of paid unskilled labour. As of October 2026, the scheme is active in its 2024-29 phase. There is no "apply online and get a house" form: beneficiaries come from the SECC 2011 list and the updated Awaas+ 2024 survey, verified by the Gram Sabha.
This guide explains who qualifies, what the money is worth in practice, how the selection and instalments work, and what to do if your name is missing or a payment is stuck. For the urban scheme, which works as a home loan subsidy, see our PMAY-U 2.0 home loan subsidy guide.
PMAY-G status in 2026
The Union Cabinet approved PMAY-G for FY 2024-25 to FY 2028-29 in August 2024, with a target of 2 crore more houses and a total outlay of ₹3,06,137 crore (Centre ₹2,05,856 crore, states ₹1,00,281 crore). With earlier phases, the overall goal is about 4.95 crore rural houses by March 2029.
The Cabinet note said continuation beyond March 2026 would follow a NITI Aayog evaluation and re-appraisal. As of October 2026, states are still sanctioning and completing houses under the scheme, and the Rural Development Ministry has told Parliament there is no proposal to revise the central unit cost. Some states add their own top-up, so the total a family receives can be higher in some places. Check your state's rural housing department for any top-up.
What a beneficiary gets (as of October 2026)
| Component | Amount / support | Source of funds |
|---|---|---|
| Unit assistance, plain areas | ₹1.20 lakh | Centre and state share |
| Unit assistance, NE and hill states/UTs | ₹1.30 lakh | Centre and state share |
| Toilet | ₹12,000 | Swachh Bharat Mission-Gramin or other convergence |
| Unskilled labour | 90 person-days (plains), 95 (hill/NE) | Rural employment guarantee scheme |
| Optional loan | Up to ₹70,000 | Banks and financial institutions, repaid by you |
| Other convergence | Electricity, LPG, water connections | Saubhagya, Ujjwala, Jal Jeevan Mission and others |
The wage support was linked to MGNREGS. The VB-G RAM G Act, 2025, which replaces MGNREGA, took effect on 1 July 2026, so ask your Block office how the 90/95 days of wage work are now being recorded for your house. Those wage days are an entitlement under the housing guidelines; they are not a deduction from your grant.
The money is paid by direct benefit transfer into the beneficiary's Aadhaar-seeded bank account in instalments linked to construction stages. Each stage is checked through geo-tagged photographs taken with the AwaasApp before the next instalment is released. If you also need cooking gas, our guide to the Ujjwala LPG connection and subsidy covers that scheme.
Who is eligible
PMAY-G is meant for rural households that are houseless or live in zero, one or two-room houses with kutcha walls and kutcha roofs. Selection happens in this order:
- SECC 2011 Permanent Wait List (PWL): households identified as deprived in the Socio Economic and Caste Census, ranked by deprivation.
- Awaas+ list: households added through the 2018 survey and the Awaas+ 2024 survey, which used a mobile app for self-survey (with Aadhaar e-KYC and face authentication) and assisted survey by panchayat-level surveyors.
- Gram Sabha verification: the list is read out and objections are heard before the final approval.
Priority within the list goes to SC/ST households, minorities, persons with disabilities, women-headed households and others as per the guidelines. The house is normally sanctioned in the name of a woman member or jointly with her husband.
Automatic exclusion criteria (revised for the 2024-29 phase)
A household is automatically excluded if any of these apply:
- Any member earns more than ₹15,000 a month (the limit was raised from ₹10,000)
- A member is a government employee
- The household owns a motorised three-wheeler or four-wheeler
- It owns mechanised three or four-wheel agricultural equipment
- It holds a Kisan Credit Card with a limit of ₹50,000 or more
- It owns land above the limits set for irrigated and unirrigated land
- It already has a pucca house
Reports on the revised rules say that owning a motorised two-wheeler, a fishing boat, a landline or a refrigerator is no longer an exclusion, although some district notices still list two-wheelers. If your eligibility depends on this point, ask the Block office for the current state circular.
Worked example: what the support covers
Take a family in a plains state building a 25 sq m house (the minimum house size under PMAY-G) that would cost about ₹2,50,000 in materials and labour. All figures below are illustrative.
| Item | Amount |
|---|---|
| PMAY-G unit assistance | ₹1,20,000 |
| Toilet support | ₹12,000 |
| 90 days of wage work at an assumed ₹250 a day | ₹22,500 |
| Total government support | ₹1,54,500 |
| Gap to be met by the family | ₹95,500 |
The family can fill the gap with savings, its own labour, local materials or the optional loan of up to ₹70,000. If it borrows the full ₹70,000, it still needs ₹25,500 from its own resources. Actual wage rates differ by state, and some states add their own top-up, which would shrink the gap. Before taking any loan, use our EMI calculator to see what you can repay from your monthly income.
How to get a PMAY-G house, step by step
- Check whether your household is on the list. Ask the Gram Panchayat secretary or Gram Rozgar Sahayak, or search the beneficiary reports on the official portal pmayg.dord.gov.in using your registration number or name and village.
- If you are missing, get surveyed. The Awaas+ 2024 survey was run through a mobile app with self-survey and assisted survey. If the survey window in your area has closed, give a written request to the Gram Panchayat and Block Development Officer (BDO) so that your household can be considered in the next update.
- Attend the Gram Sabha. The list of eligible households is read out there. Raise objections or corrections in the meeting or in writing.
- Complete registration. Once sanctioned, the beneficiary's details are entered on AwaasSoft with Aadhaar, a bank account seeded with Aadhaar, MGNREGS job card details (or its replacement), and the Swachh Bharat Mission number if available.
- Receive the sanction order and choose a house design. Most states offer typology designs suited to the area.
- Build in stages. Each stage (foundation, lintel, roof) is geo-tagged with a photo before the next instalment is paid.
- Complete within the time limit. Guidelines expect completion within about 12 months of sanction. Delays can hold back later instalments.
Documents you will need
- Aadhaar of the beneficiary (with consent for its use)
- Bank or post office account seeded with Aadhaar
- Job card number for the wage component
- Swachh Bharat Mission (Gramin) number, if any
- Land documents or a state certificate if you are a landless household getting land under a state scheme
Common reasons applications get stuck or rejected
- Not on the PWL or Awaas+ list. Without being surveyed, you cannot be sanctioned.
- Hit by an exclusion rule. Income above ₹15,000 a month for any member, a government job or a car in the household.
- Aadhaar and bank mismatch. A name spelled differently in Aadhaar and the bank, or an account not seeded with Aadhaar, stops the DBT.
- Construction stage not geo-tagged. No photo upload means no next instalment.
- Already has a pucca house or benefited from another housing scheme.
- Landless household waiting for a land allotment from the state.
How to complain
- Gram Panchayat and BDO: most issues are fixed at the Block level, including corrections in the list and stuck instalments. Submit a written application and keep the receipt.
- District level: the District Rural Development Agency or the officer designated for PMAY-G grievances. A Lok Sabha reply notes that a senior officer at the district and state level should handle grievances such as a loan not being sanctioned.
- CPGRAMS: file an online grievance at pgportal.gov.in against the Ministry of Rural Development or your state department.
- Social audit: PMAY-G works are subject to social audit in the Gram Sabha, where irregularities can be raised in public.
Beware of fake agents and websites
PMAY-G has no application fee and no "registration charge". Do not pay anyone who promises to add your name, speed up an instalment or get you a "PM Awas form" for money. Fake websites and social media pages use the scheme name to collect Aadhaar and bank details. Use only the official portal pmayg.dord.gov.in and your Gram Panchayat. If you lose money to such a fraud, report it at cybercrime.gov.in or call 1930. Our guide on cyber fraud money recovery explains the steps.

Can I apply for PMAY Gramin online myself?

How do I check my name in the PMAY Gramin list?
Use the beneficiary search or report pages on the official portal pmayg.dord.gov.in with your registration number, or ask the Gram Panchayat for the approved list. The final list is also read out and approved in the Gram Sabha.

Yes. A willing beneficiary can take an institutional loan of up to ₹70,000 for the house. The loan is optional and repaid by you; parliamentary committees have noted that many beneficiaries find it hard to get because of collateral demands.

No. There is no application fee, and the money goes straight to your Aadhaar-linked bank account. Anyone asking for money to add your name or release an instalment should be reported to the Block office, the district grievance officer or CPGRAMS.
